The Swinton Line Moved: A Local's Read on Delray's 2026 Dining Shift

For a decade, downtown Delray's dining gravity sat between Federal Highway and Swinton Avenue, along the eastern stretch of Atlantic. West of Swinton was where you parked. That is no longer true. As of summer 2026, the block behind the historic Sundy House is where the loudest openings are landing, and the walk from the beach now has a second destination at the far end.
If you have lived here for more than a season, the practical question is not whether Delray's food scene is growing. It is where to point out-of-town guests next month, and which reservations to lock in before the season crowd returns in November. Here is what the map actually looks like right now.
The seven-acre campus at Atlantic and Swinton, developed by Pebb Capital and designed by Gensler, is the anchor. Phase One is already 88% leased with 100,000 square feet of office space and 30,000 square feet of retail and dining, including Barcelona Wine Bar, Double Knot, Maman, and Delray Beach Craft Brewing opening throughout 2026. Phase Two will add 79,141 square feet of office space and a 165-space parking garage, with full campus completion projected for late 2026 to early 2027.
The historical layer matters here because it shapes how the site reads on foot. The home of the first Mayor, the iconic Cathcart House, the historic cottages, the former Rectory, the windmill and many other notable stops on this informative and sweeping tour will cover fascinating stories of pioneers, architecture and entrepreneurship from the 1800's to the 1950's. The Delray Beach Historical Society at 3 NE 1st Street has been running walking tours of the block, which is a good primer if you want to understand what was preserved and what is new construction.
The takeaway for residents: the center of downtown gravity is sliding west. If your default is a table east of Swinton, you are about to be a beat behind your neighbors.
Three arrivals from the past six months are worth building a Saturday around.
Barcelona Wine Bar was the first full-service restaurant to open at Sundy Village. It opened Jan. 17, 2026. The kitchen leans Spanish tapas with a wine list that punches above what the address suggests. Their wine list is among the most ambitious in Palm Beach County, with more than 400 bottles and roughly 40 offered by the glass and prices that won't make you wince. Executive chef Javier Narváez prints the menu daily and adjusts it as ingredients and seasons shift. While the lineup evolves, Barcelona keeps a reliable core of favorites in rotation, including jamón and Manchego croquetas, patatas bravas, boquerones and several paellas. Address: 22 W. Geronimo Tequila Bar and Southwest Grill sits east of Swinton at 105 East Atlantic. It is loud on purpose. Geronimo Tequila Bar and Southwest Grill brings bold flavors and high energy to Atlantic Avenue, marking Geronimo Hospitality Co.'s first expansion outside of New England. They operate two Geronimo locations in Connecticut (New Haven and Fairfield), along with Camacho Garage, a Mexican street food concept, and Shell & Bones Oyster Bar and Grill in New Haven. Their portfolio also includes Bar Yoshi and O Bar on Nantucket, making the Delray restaurant opening an exciting expansion for the group. If you want the room without the DJ, go before 9. If you want late-night vibes, there's DJ entertainment on Thursday, Friday, and Saturday from 10 pm until 2 am.
Tropical Smokehouse brought a pit master with real credentials west of Swinton. James Beard-nominated chef Rick Mace has finally arrived in Delray with his unique take on barbecue. The Delray location is at 524 W. Atlantic Ave. There is a sister operation, Tropical BBQ Market, in West Palm Beach, run by Jason Lakow and Mace.
Here is the near-term pipeline residents should be tracking. Openings marked TBD mean the buildout is underway but the operator has not committed to a public date.

A note on Drinking Pig, because it is the opening most Delray locals are asking about. Offering sides of smoked sweet potato, collard greens and coco bread along with island-inspired dishes such as Jamaican (brisket, spicy beef and jerk chicken) patties, this barbecue joint creates a powerful dining experience. Those amazing flavors will soon be available at Sundy Village in downtown Delray Beach, with a plan to open in September.
Lynora's is the other one worth flagging, because it is deliberately not chasing the tourist bump. "Where we're located on the north side of Delray, we're really going to cater to families and to locals. We have about 1,500 square feet of patio space, and inside another 1,500. And it's still the same menu: fresh-made pasta, made in-house, with craft cocktails. That framing tells you the operator understands the seasonal shape of this town.
Between now and Labor Day, downtown is programming for residents. This is the window where a Wednesday night out costs less, parks easier, and often ends up being better than anything on the January calendar.
Old School Square is the connective tissue for most of this. Historic Old School Square is Downtown Delray's cultural heartbeat - home to contemporary art, concerts, creative classes and more. Its vintage school buildings now host a fine art museum, art school, event spaces, and a lively outdoor stage.
One other credential worth remembering when people ask why you live here. Delray Beach has been voted Best Beach in Florida by USA Today readers for three years in a row and is one of only three Blue Flag Beaches in the continental U.S.
A dining district that adds a James Beard-nominated pit master, a Michelin-adjacent izakaya, and a Spanish tapas program with a 400-bottle list inside a single calendar year is not just adding restaurants. It is repricing the walkable radius around it. Residents in the historic cottages behind Swinton, in the Pineapple Grove blocks north of Atlantic, and in the condos east toward the Intracoastal are now inside a five-minute walk of a restaurant lineup that did not exist eighteen months ago.
That is the real story to tell out-of-town guests this summer. The Delray they visited in 2022 is not the Delray you live in now. The block behind the Sundy House is where the next photograph gets taken, and Barcelona's patio is where you should be sitting when they ask you what changed.
